Why a Home Watch Service..

Many homeowners in Florida are also absentee or part-time homeowners, leaving Florida in the spring for their northern home.  In many cases, these homeowners visit periodically to check-in on their second home, or have someone else ie. neighbor or friend check-in on their home. 

Each region of the country has its unique reasons for using a Home Watch company.  In Florida, the heat and humidity present an array of potential issues, and having a professional Home Watch service regularly check on your property can be priceless.   

A small leak under a sink left unattended for 5 months can lead to mold issues which find their way into walls and floors and can be very expensive to repair.  A wet towel left on a bedroom rug or closet floor left unattended can do the same type of damage.  Roof leaks, pipe leaks, pool equipment leaks, air conditioner failure, lightning damage all issues your Home Watch Service can catch and remedy quickly.  Although you friend or neighbor may be "checking" on your home and taking in the mail and newspapers, they probably won't detect the issues your Home Watch service will.  We inspect your home with a 20 point checklist, take pictures of issues and email you a report.  If there are any issues, we work with you to remedy them immediately. 

What to look for in Home Watch company.......

Ok, I definitely want a Home Watch Service to check on my property while I'm away, now what?

Well there are things you should definitely look for and ask for when researching a Home Watch company.

  • Are they a corporation or LLC?  You can check this on the State of 

  • Florida website www.sunbiz.org, just look up the name of the  corporation or LLC.

  • Ask for a copy of their Liability Certificate, they should have at least a million dollar policy.

  • Ask if they are bonded and request a copy of their bond certificate.

  • Do they belong to any professional organizations i.e. NHWA National Home Watch Association, www.nhwa.com.

  • References, although due to the confidentiality required in the Home Watch service this can be difficult, but you should be able to get 2-3 references.
